Welcome to MPA Karibbean Rentals. By engaging our services, you agree to the terms outlined below, which govern our relationship and the scope of our services.
Services Agreement
This agreement establishes the terms under which we provide property management services, including marketing, guest communication, maintenance coordination, and financial reporting. By using our services, you agree to comply with these terms and ensure your property meets the requirements set forth herein.
Property Owner Responsibilities
Property owners are required to:

Provide accurate and up-to-date property details, including descriptions, photos, and amenities.

Maintain appropriate insurance coverage, including liability and property insurance, to protect against unforeseen incidents.

Ensure the property complies with all local laws, regulations, and licensing requirements for short-term rentals.

Notify us promptly of any changes to the property that may affect its suitability for rental.
Service Fees
Our service fees are determined based on one of the following models:

Percentage of Rental Income: A pre-agreed percentage of the monthly rental income.

Flat Rate: A fixed monthly fee for specified services.
Fees will be outlined in the service agreement during onboarding. Additional charges may apply for services not included in the standard agreement, such as extensive repairs or legal compliance support.
Guest Relations
We handle all guest communication, including inquiries, booking confirmations, and issue resolution. Property owners retain ownership of the property and the authority to make final decisions, particularly in situations requiring specific approval or input.
Liability
While we strive to protect and enhance your property’s value, certain limitations of liability apply:

Guest-Related Damages: We are not responsible for damages caused by guests but will assist in resolving issues, including filing claims with insurance or platforms like Airbnb.

Unforeseen Events: We are not liable for losses due to natural disasters, emergencies, or other unforeseen events beyond our control.

Vendor Services: We vet and coordinate vendors for cleaning and maintenance but cannot guarantee the outcomes of their services.
Payment Terms

Rental income will be disbursed to property owners after deducting our service fees and any applicable expenses, such as vendor costs.

Payments are processed monthly, and detailed financial reports will be provided to ensure transparency.
Termination
Either party may terminate this agreement by providing a written notice of 30 days. Upon termination:

All pending bookings will be honored unless otherwise agreed upon.

Final reports and account settlements will be provided within 14 days after the termination date.
Dispute Resolution
In the event of a dispute, both parties agree to attempt resolution through mediation before pursuing legal action.
Amendments
We reserve the right to update these terms as needed. Property owners will be notified of any changes, and continued use of our services constitutes acceptance of updated terms.
Governing Law
This agreement is governed by the laws of the jurisdiction in which the property is located.
